Acquisition Criteria
We Buy Mission-Critical Aerospace & Defense Real Estate.
Spaceport Capital acquires in-place leased assets, corporate sale-leasebacks, and selected vacant or near-vacant facilities in core aerospace markets.
Three Paths to Acquisition
Direct capital for critical facilities.
Our strategies are distinct, but each one requires durable operational relevance, specialized infrastructure, and a credible path to long-term occupancy.
01
CORE ACQUISITIONS
In-Place Leased Assets
We acquire mission-critical aerospace and defense facilities with existing, creditworthy tenants already in place under long-term leases. The strongest opportunities combine essential operations, specialized infrastructure, meaningful tenant investment, and durable occupancy.
LEASE TERM
5+ years remaining; absolute NNN preferred.
GEOGRAPHY
Nationwide — United States.
INVESTMENT STYLE
Core capital — stable, passive income from creditworthy in-place tenants acquired from a third-party owner.
TENANT PROFILE
Defense primes, aerospace manufacturers, space companies, government contractors.
LOCATION PREFERENCE
Preference near Air Force and Space Force installations, NASA facilities, and major defense installations.
02
CAPITAL LIBERATION
Corporate Sale-Leasebacks
We purchase the facility a corporate operator already occupies, unlocking capital tied up in expensive infrastructure so it can be reinvested into the business. The operator remains in place under a long-term lease and retains full operational control.
LEASE TERM
5+ years remaining; absolute NNN preferred.
GEOGRAPHY
Nationwide — United States.
INVESTMENT STYLE
Core capital — long-term ownership with a mission-critical operator as tenant.
QUALIFIED OPERATOR
Aerospace, defense, aviation, space, advanced manufacturing, or government-contractor owner-user.
USE OF PROCEEDS
Growth investment, strategic acquisitions, equipment, working capital, debt reduction, or balance-sheet optimization.
03
VALUE-ADD ACQUISITIONS
Vacant & Near-Vacant Facilities
We selectively acquire vacant and near-vacant facilities where a specific mission-critical use, demonstrated local demand, and supply-chain presence support lease-up. We do not pursue generic industrial vacancy.
LEASE TERM
Flexible — underwritten on lease-up, not in-place income.
GEOGRAPHY
Space Coast, Colorado Springs, Huntsville, Phoenix, Northern California, Southern California, Dallas–Fort Worth, and Houston.
INVESTMENT STYLE
Value-add capital requiring demonstrated tenant demand and supply-chain presence for the specific use.
USE FIT
Clean room, high-bay, SCIF, test range, or comparable specialized infrastructure. Generic industrial is out of scope.
Facility Attributes
What Makes a Facility Mission-Critical
Relevant facilities may include high-bay space, heavy power, crane capacity, secure areas, SCIF capability, clean rooms, specialized testing infrastructure, yards, airfield access, payload-processing space, dedicated production lines, utility capacity, and tenant-specific improvements.
